01The challenge

What they were up against.

An empty suite earns nothing, and unlike a quiet week in a salon you never make it back. Five buildings meant five sets of empty rooms in five parts of Atlanta — and a website that only really talked about one of them.

Encore rents suites to independent beauty professionals across five metro Atlanta buildings — Midtown, Marietta, Woodstock, Sandy Springs and Sandy Springs North. We built and run the whole thing: the site, the five location pages, the tenant directory, the leasing funnel and the search that feeds it.

The play, and why this one.

A five-location group isn’t one business with five addresses. It’s five neighbourhood businesses that share a name. Nobody looking for a suite in Woodstock is driving to Midtown. So we stopped marketing Encore as one company and started marketing five local ones — each building with its own page, its own Google listing and its own way to book a tour.

How it played out.

Five buildings, five pages, five neighbourhoods.

Each building got its own page, written for its own part of Atlanta — its own address, phone number, photos and tour request. Search for suites in Woodstock and you find the Woodstock building, not a list of locations that belongs to nowhere.

The leasing pitch you can check.

Forty-five tenants, forty-five profiles — their business, their suite, their specialty and a button that books them directly. A stylist weighing the move can see what renting at Encore actually gets them before they ever take the tour. One Midtown tenant now comes up on page one of Google for her own salon’s name, off the page we built her.

Every building moved. Including the quiet one.

This is where most multi-location marketing quietly fails: the flagship grows and the average hides the rest. Here every single building got more calls, directions and clicks from Google — and Sandy Springs North, the smallest and quietest of the five, nearly doubled.

How fast it happened

The building pages and the Google listings started paying inside the first few months. The big, competitive “salon suites” searches moved slower — Encore climbed from page five to page two or three on those over the year and is still climbing. Across the group, the number of searches Encore was buried on fell from over 4,000 to under 800.

What it meant for the business

Ninety-seven people asked Encore about a suite last quarter, up from 58 the year before. Encore now shows up on the map in five parts of Atlanta instead of one, and 45 tenants have a presence online they never had to build themselves — the one thing a competing building down the road can’t copy by next month.

Market the buildings, not the brand

If your locations share one page, only the flagship gets found. Every building deserves its own page and its own Google listing — that’s what lets a stylist in Woodstock find the building in Woodstock.

Let prospective tenants see who’s already there

Every suite operator says they support their tenants. Showing it — a real page for every stylist — turns that claim into something a prospective tenant can check in thirty seconds. It’s also the strongest leasing pitch you have.

Growth you can’t see yet is still growth

Climbing from page five to page three earns nothing yet and looks like nothing on a chart. We track the searches you’re climbing on, so you know the work is landing before the phone tells you.

What we’d do differently

Go local first. We put real early effort into the big, competitive “salon suites” searches, which move slowly and are still climbing. The building and tenant pages were what moved the phone. Next time we’d start there and come back to the big searches once every neighbourhood is winning.
