The Lakeview location was already spending on Google. What it did not have was any way to tell a lead from a click — no call tracking, no form tracking, nothing tying an enquiry back to an ad. We rebuilt the account around the only person worth paying for, a beauty professional looking for a suite, and put them on a leasing page built to take the enquiry. Six leads in the first month, a hundred and sixty-eight in August, on the same budget.

What they were up against.

Suite leasing is a volume game with a long tail: most enquiries are not ready, and the ones that are will call the first operator who answers. Without tracking, nobody could say which searches produced a call, which ad copy earned it, or what a signed tenant had cost to find — so the budget kept running on faith, and the phone rang without anyone knowing why.

Salons by JC leases private suites to beauty professionals across the country. The Lakeview location in Chicago rents to hairstylists, barbers, estheticians, nail technicians, lash artists and makeup artists, and like every suite operator it lives or dies on one number: how many of the right people ask about a suite this month.

Advertise the suite, not the salon. The person worth paying for is a beauty professional thinking about going out on their own, and they search in a very particular way — space to rent, chair rental, suites near me. Build the account around those searches, send them to a page that answers the leasing question rather than a brochure, and count the phone call as the outcome, because in this business the phone is how it starts.

How it played out.

Spending without a scoreboard.

The account had been running for months on a scatter of search campaigns, most of them paused, none of them tracked. Clicks were arriving at around a hundred and fifty dollars a day and disappearing. Nobody could name a single lead the money had produced.

One page, one question.

Beauty pros looking at suites want to know what it costs, what comes with it, and how to see one. The leasing page answers those three, puts the phone number in front of them, and asks what kind of professional they are — so the team knows whether a stylist, a barber or an esthetician is calling before they pick up.

Then the phone started making sense.

With calls and forms tracked, the account could finally be steered. Leads went from six in April to a hundred and sixty-eight in August, the click-through rate climbed from under two per cent to over six, and the cost of an enquiry fell every single month.

How fast it happened

The rebuilt account and the leasing page went live together in April. The first month produced six leads at two hundred and nine dollars each — the price of a standing start. By June it was forty-seven at twenty-nine, and by August a hundred and sixty-eight at eight, with the budget unchanged.

What it meant for the business

The Lakeview team now gets a steady stream of beauty professionals asking about a suite, and they know which ad each one came from. Three hundred and twenty-two of those enquiries came by phone, which is how suite deals actually start — someone calls, books a tour, and walks the hallway.

Track the phone, not just the form

Suite leasing happens on the phone. An account that only counts form fills is blind to most of what it produces, and will spend against the wrong signal every day it runs.

The person worth paying for is a professional thinking about going out on their own. They search for space, not for a salon. Build the account around their words and the cost of an enquiry falls on its own.

The budget is rarely the problem

Nothing changed here except what the money was pointed at and what was being measured. The spend held at around thirteen hundred a month while the leads went from six to a hundred and sixty-eight.

What we’d do differently

Turn on call tracking in week one instead of alongside the rebuild. The first month cost two hundred and nine dollars a lead partly because we were still learning which searches produced calls, and the calls were the majority of the answer. A week of listening before spending would have shortened that curve.
